There is a large inventory of models available each year for sale and leaseback
each year. Presently most are sold from walk in prospects at the model site.
There is also a large and growing market of investors involved in property
exchanges. Many seek properties with an income stream just long enough to
satisfy IRS guidelines for 1031 exchange transactions.
Model homes are an ideal vehicle.

OUR MARKETING AND SERVICE
We provide a vehicle to bring buyer prospects to models utilizing internet
services and direct promotion in markets these buyers routinely visit. Providing
a place for a buyer to go and be able to find a quality investment with income
in just the right price range that can be closed quickly is a great service to
this buyer group.

FEES
Our fee is competitive with a builder’s current selling expense on a model. If
it cost a builder 5% we represent the seller from list date to closing for the
similar fee. The seller does not have to be anymore involved in the transaction
than a seller in the general real estate market. Exchange buyers have just 45
days to identify the property or properties and must close within 180 days. We
